You also need to have a portion of it kept away for contingency purposes, as things may not go according to plan.

You also need to locate an architect. It is only architects who can afford to skip this part of the process. You need to visit a few different ones to get one who feels right for you. Let them know of your plans, so that they can give you the most appropriate advice. They are also experienced enough to tell you of the kind of costs you need to expect to incur.
You will then consult with a planner after the architect. You will only manage to start the process of building a house after you have been adequately authorized by the local council. This is what is the normal protocol when it comes to the work of building construction of this magnitude. This makes it a critical step. You need it to progress well too, as any delays will interfere with your plans. Ensure this goes off smoothly. You can then call in the builders and get the work started.
